Frequently asked questions

What is the minimum down payment for a mortgage in the UAE?▾

Under UAE Central Bank rules, expats buying their first home need at least 20% down on properties up to AED 5 million and 30% above that. UAE nationals need 15% and 25% respectively. Second homes need 40% (expats) or 35% (nationals), and off-plan properties need 50%.

What is the maximum mortgage term in the UAE?▾

25 years. Banks also require the loan to be repaid by retirement age — usually 65 for expats and 70 for UAE nationals — which can shorten the term for older buyers.

What upfront costs do I pay when buying property in Dubai?▾

Budget roughly 7–8% of the price on top of your down payment: the 4% Dubai Land Department transfer fee, 2% agency commission plus VAT, 0.25% mortgage registration, a valuation fee of around AED 2,500–3,500, and a bank arrangement fee of up to 1% of the loan.

How much salary do I need for a mortgage?▾

Your total monthly debt repayments, including the mortgage, can't exceed 50% of your income. Most banks also set a minimum salary of AED 15,000–25,000 a month for mortgage applicants.
